New Construction: What are we building now?

PURCHASED THIS 2-FLAT IN LAKEVIEW CHICAGO IN APRIL 2022

Fun Fact: We may have tried to save the existing structure, but it was in quite disrepair. Had we gone the ‘renovation’ route, the costs relative to what we could sell the finished home on the market for would have been prohibitive.

After 6 months of waiting for approval on our special use permit and zoning variance, we demolished the structure and began excavation.

Fun Fact: The land here used to be a beach, and this dirt was a LOT of ‘sand.’

During that 6 month waiting period, we worked on architectural plans for the exterior and interior of the building. Shown here is a hand colored sketch of what we were aiming for.

Fun Fact: We typically go through 6-10 rounds of architectural revisions before sending them to the city and applying for a building permit.

Sometime in November 2022: Basement & Level 1 masonry complete, trusses going in, framing has begun.

Fun Fact: It’s always best to install brick in moderate weather temperatures. We just happened to run into Winter on this project. Luckily, Chicago had fairly mild weather last year, with minimal snow / ice and downtime. So we were able to completely shell up the building before Spring!
