Where is ‘Logandale’ you ask? Well, it doesn’t technically exist. At least not within the boundaries of Google Maps, according to the city of Chicago. I like to think of it as a blend of Logan Square and Avondale on the Northwest side of the city. Because, well, Roxy (as we so aptly named her since she’s on N. ‘Rockwell’ St) is located where the two neighborhoods converge. Anyhoo, I digress. 🙂
We recently listed these 4 brand new condos on the PLN (Private Listing Network). They’re still under construction with an estimated completion date of end of November / Beg of Dec 2022. Listing before completion gives buyers the opportunity to customize in a few areas, such as paint, hardware, and electrical fixtures. This way the space feels more personal, more like their own.
Listing on the PLN also gives us as developers key insight into buyer wishes and behavior in current market environments. We take this feedback (both good and bad) to heart and can make adjustments to price, if needed, when we decide to list on the active open market —ie the MLS (Multiple Listing Services).
Think of the PLN as a ‘COMING SOON‘ of sorts. Another benefit of the PLN is your listing does not acquire market time. The last thing we want is for one of our properties to sit ‘on the market’ (ie: unsold or not under contract) for too long. This raises a red flag to buyers–and their agents–and can often lead to a forced price reduction.
